Dormitory Building Alterations and Rehabilitation

SOLUTION

SUNY Stony Brook established in 1957 is a public research university located in Stony Brook on the north shore of Long Island, New York. The campus has 200 major buildings and spans more than 1,400 acres of land. Stony Brook, the largest university on Long Island, also owns Stony Brook Medicine, a large hospital and medical research campus located adjacent to the campus.

SUNY Stony Brook is currently experiencing a shortage of quality housing for their ever growing population of students. WFC was asked to prepare a feasibility study for Benedict College to determine their projected growth potential based on current code research and New York State Guidelines for each of these two areas. WFC conducted two separate feasibility studies for each of the 2 wings of Benedict College. Using the information gathered a report of each dormitory was prepared and submitted to SUNY Stony Brook.

The report focused on the existing conditions of each space. The layout and sequence of spaces, path of travel, egress, and plumbing fixture requirements were areas where WFC performed a thorough review. Also included in the feasibility report were recommendations for the proposed interior alterations based on WFC’s research and design expertise, photo documentation of the existing conditions, a preliminary construction cost estimate, and drawings indicating a preliminary layout and other pertinent code information.

Benedict College presented different challenges during the feasibility study. Existing utility services needed to be relocated and accounted for prior to determining the proposed site design as well as the fenestration design for the new dorm rooms. On the interior of the building there were concerns with egress, travel distances, and accessibility. Upon the findings of the feasibility study WFC was then asked to prepare construction documents for the interior alteration to Benedict College Wings B & D.

The project construction is nearly completed and WFC is working closely with the University to help ensure a successful outcome.
